Hillcrest House on the Dublin Road
A former HSE property just outside Longford town is expected to attract significant interest from investors and developers when it goes up for auction later this month.
With a guide price of €190,000, Hillcrest House is set to go under the hammer on Friday March 27 through the Galway based O’Donnellan & Joyce Auctioneers.

The three storey detached residence, which sits on a mature site of around 0.44 acres, is located on the Dublin Road just outside Longford town. The property itself extends to approximately 2,153 sq ft.

Previously, Hillcrest House operated as a 24-hour, nurse-staffed, high-support rehabilitation and recovery community residence since September 2012.
It is believed however to have first opened as a mental health community residence back around 2002.

According to a 2017 report, the residence had been newly renovated at the time, complete with new flooring, a new heating system, new improved insulation, a new kitchen and bathrooms, as well as new furnishings throughout.
Today however the property, while still structurally substantial, will require upgrading and modernisation to bring it up to standard.

The residence carries a BER rating of C3 and has a kitchen, two living rooms, two office rooms, two toilet facilities, and five bedrooms. It also has a basement level as well as a fire exit from the top bedroom.
According to O’Donnellan & Joyce, former public service properties such as Hillcrest House often attract significant attention when brought to market, particularly from buyers interested in redevelopment opportunities or converting buildings back into residential use.

The location of Hillcrest House however, makes this property listing particularly attractive to investors given that it’s located within just 500 metres of the N4 roundabout in Longford.
In addition to investors, the property is also expected to attract significant interest from bidders such as developers and those seeking an extensive renovation project.
The auction will be live streamed on March 27 at 12 noon.
