Revenue releases valuations

The Revenue’s online Property Valuation Guide, which has been set up to help estimate property values for the newly-introduced Local Property Tax, values the average house in all areas of the county at less than €150,000.

Properties in urban areas, including Longford, Granard and Ballymahon, are valued at less than €100,000, depending on exact location and housing type.

The guide showed that the average value of an apartment built before 2000 was €100,000 or under in all areas of County Longford, whilst apartments built in the last 13 years are valued at a slightly higher price, but only in the area stretching between the north side of Longford town and Newtownforbes.

Older bungalows in most areas are also valued at less than €100,000, except for Longford town, Killoe, Drumlish, Newtownforbes, Lanesboro, Tarmonbarry and parts of Abbeylara, where they are valued up to €150,000. Most newer bungalows in the county are also valued at up to €150,000, apart from properties in Granard, Killashee, and parts of Abbeylara and Legan, where the average price is considerably less.

The value of detached housing follows a similar trend, with houses built prior to 2000 being valued at up to €150,000, with the exception of the Longford urban area, Granard, Abbeylara and Legan. The average value in these areas has been estimated at €100,000 or less. Detached houses built after 2000 followed an almost identical trend, with the only difference being a slight increase in the value of properties in the Abbeylara area.

Meanwhile, semi-detached houses in most areas was valued at €100,000 or less, regardless of ages, except in Newtownforbes, Killoe, and Lanesboro. The average value of older semi-detached properties in the Longford town area was found to be more than many newer houses.

The survey indicates that the vast majority of homeowners in Longford should qualify for the first two valuation bands for the Local Property Tax, although a proper valuation of the home will provide a more reliable estimate.
