The Burlington site at Fisherstown, Clondra has come onto the market in recent days. The 64 acre site which went into receivership has been authorised for sale by the receivers and is now in the hands of William Harvey & Co, Industrial Property Specialists.

The site boasts 30,606 sqm with substantial industrial premises that includes 2,020 sqm of office accommodation. There is dual ESB supply feeding with three on site sub stations and Internal Height Ranging  from 7.5m to 9.4m. There is also substantial water supply with on-site Water
Treatment System, Sprinkler System and Pumping Station available.

The property is situated on the eastern side of the Shannon River, on the Longford/Roscommon border and is approximately 8km west of Longford town. It is accessed by a regional road and situated1km from the N5 Longford to Westport Road. Longford is centrally situated between Galway and Dublin and is 43kms north of Athlone town. The N4 is the main route of access to Dublin via the M4/N4, with the M6 providing access to Galway via the N55 to Athlone. The 2.6km link road between the N4 and the N5 greatly improves access to the north and west of Longford with Knock Airport approximately 85km to the west and routes to the UK, Europe and Dublin Airport located 128km to the east. The Grand Canal connects the facility to Dublin Port stretching to approximately 132km.

The property comprises a very substantial premises with a single-storey island office building to the front and a link corridor to the industrial building to the rear. To the west of the property is a workshop building with a bunded area for storage and there are also a number of detached service buildings including a water treatment plant and open storage tanks to the northern boundary as well as a large yard. There are also greenfield areas to the west and east of the premises providing room for building expansion subject to planning permission and the entire site extends to approximately 64 acres.

The industrial building is of steel portal frame construction, with fair-faced concrete block infill walls to full height, under a flat metal roof with a rubber butyl sheeting. The industrial area benefits from a floated concrete floor; high bay sodium lighting; is accessed via a number of grade access doors and dock levellers and has a clear internal height ranging from approximately 7.5m to 9.4m with a suspended ceiling in the 7.5m section. There is a two-storey office and storage ‘spine’ within the warehouse providing ground floor compartmentalised storage areas and first floor office and production space.
