Despite all the negativity in recent years over the falling property market, a number of properties came to the market and the sale was agreed in as little as under three weeks.
An example of this is No 27 The Willows, Clonbalt Woods, Longford, which originally came to the market last September for sale by Public Auction in October 2012. The property generated lots of interest and was sold prior to auction. On the strength of that sale, No. 23 The Willows, Clonbalt Woods was listed for sale on 31st January this year, and again is now Sale Agreed.In both instances, prices achieved were close to the asking guide.
Karen Litton, Property Sales Manager, with REA Brady Estate Agents in Carrick on Shannon, who handled the listing and sales of these two properties, explained the success in achieving sales within short time frames.
“When a property is correctly valued and presented well, it is easy to produce results for Vendors. Since the introduction of the Property Price Register which clearly lists prices at which properties have been sold throughout each county, the days of inflated expectations for properties is a thing of the past.
“Provided Vendors are realistic when having their properties valued, and presentation of the property is good, this normally results in strong interest and subsequent offers, almost straight away. If a property is over-priced and/or presented badly, this would have the opposite effect.
“Just this week we have received offers on three properties in Longford Town. We have also reduced the asking price on a period property on Earl Street by €e40,000 to the very competitive price of €139,000.”
